I read the farm listings so you don't have to, and keep the few worth a drive. The weekly email sends one in full, like this one from issue 1.
69-acre organic hillside farm with a 2010 farmhouse and campground
69 acres · Windsor County, Vermont · $850,000 for the property, sale with life estate, short-term joint occupancy · checked Oct 23, 2026
Why it made the list
The combination of 4 year-round springs, 35 acres of open ground farmed organically since 2001, and an energy-efficient 2010 farmhouse with a certified kitchen sets a strong foundation on this west-facing hillside looking toward the Green Mountains. It also has an established, state-permitted campground with cabins, wash houses, and tent sites tucked into the corners of the land. Much of the parcel is steep, and the central barn is not built for large livestock, so you will need to walk the slopes and plan for animal shelter.
Check before you fall in love
- Verify the current asking price and what is included, as one listing shows $800,000 while another shows $850,000 for the real estate alone with the campground business, 2 John Deere tractors, and tools priced separately.
- Review the pending conservation easement application to see how its proposed terms, timing, and building envelope would affect future use and construction.
- Clarify the housing and workspace arrangements under the life-estate or 2-year joint-occupancy options, since the current owner's home and business activities would remain on site and a buyer might need temporary housing.
- Confirm whether the 2 greenhouses total 2,000 square feet together or 2,000 square feet each, and check the transferability and conditions of the Act 250 campground permits.
- Walk the fields with the USDA soil survey in hand, noting that 53 of the 69 acres sit on 15% to 60% slopes, ledge and clay layers sit beneath the topsoil, and spring wetness periodically restricts use in some areas.

Who reads them
I'm Josh Galt III. I've farmed in British Columbia, Oregon, Cambodia, Malaysia, Mexico, and Costa Rica: goats, rabbits, and horses on our family's place in the west hills of Portland, sheep and grass-fed wild boar on an island in the Mekong, and a black soldier fly farm in Malaysia.
This year I went through about 1,100 farm listings for my own family's move back to Oregon. V-Farms is that search, written up: the best small grazing farms and homesteads I find, for sale, for lease, and caretaker deals.

P.S. 4 of the first 12 farms I chose for issue 1 had already gone under contract, sold, or come off the market, while their farm-link pages still said for sale. So every farm here gets checked against the realtor listings first, and each one carries the day we checked it.
